What a building owner has to do each year: NFPA 25 in plain English

What the code requires, how often, and the tests most owners find out about only after they fail one.

NFPA 25 is the standard that governs inspection, testing and maintenance of water-based fire protection systems — sprinklers, standpipes, fire pumps, and the valves and backflow preventers that feed them. It is also the standard most building owners have never read, which is a problem, because §4.1 makes one thing unambiguous: the responsibility for keeping these systems compliant sits with the building owner. That surprises most people, so it is worth knowing what it asks of you.

The good news is: the standard is not a mystery, but mainly just a calendar.

The seven frequency tiers

Almost everything NFPA 25 requires lands on one of seven cycles: weekly, monthly, quarterly, semi-annual, annual, five-year, and event-driven (after a discharge, a repair, or a change to the building). Some of the short-cycle items are simple visuals your own staff can take care of — a gauge reading, a valve position check — and the standard explicitly allows that, as long as it is written down.

  • Weekly and monthly: gauge readings, valve position, dry-system air pressure. Eyes and a log sheet.
  • Quarterly: waterflow alarm devices tested, fire department connections inspected.
  • Annually: the main event — main drain test, floor-level sprinkler visual, pump flow test, dry-valve trip test, backflow certification.
  • Five-year: the internal work — pipe obstruction assessment, gauge replacement or recalibration, check valve internals.

The four tests owners learn about the hard way

Most buildings we onboard are current on the standard annuals and missing the same four items. Each one exists because of a specific, unglamorous failure mode.

  1. The main drain test (§13.2.5). Opens the riser drain wide and reads what the water supply actually delivers. It is the test that catches a valve that was closed upstream — the single most common reason sprinkler systems fail.
  2. The dry-pipe full-flow trip test (§13.4.3.2). Every third year, the valve has to trip with water going all the way to the inspector's test connection. Partial trips in between tell you the valve works; the full trip tells you the water arrives in time.
  3. The five-year internal assessment (§14.2.1). Pipe closes from the inside — scale, sediment, and the growth that comes with standing water. The outside tells you nothing. This is the inspection that opens the pipe and looks at what has built up inside it.
  4. The fire pump annual flow test (§8.3.3). Churn runs prove the pump starts. Only the annual test at churn, rated and peak flow — plotted against the factory curve — proves it still delivers what the sprinkler design assumes.

What are inspectors looking for when they visit?

A record. Every test above produces a dated line on a report, and together those reports are what proves you are compliant. When we say the reports for a building are kept together, this is why.
