Batteries that no longer hold ninety minutes

A unit can light up when you press the test button and still fail the annual discharge test twenty minutes in. Thirty seconds shows the lamp works. Ninety minutes shows whether the battery does.

No AC power at the fixture

Units get disconnected during a lighting retrofit, a ceiling change or a tenant fit-out. A dead unit looks exactly like a working one, so we check power at each fixture rather than at the panel.

Exit signs that do not light

Failed exit signs are the single most common finding in this category, and they cluster — when one is out on a floor, several usually are. They are inexpensive to fix and conspicuous to an inspector walking the egress path.

Units past their replace-by date

We regularly find fixtures with a replace-by date years in the past still mounted on the wall. Once a unit is past service life the battery is the part that goes first, and there is no indicator to tell your staff it happened.

How often do emergency lights and exit signs need to be tested?

A 30-second functional test monthly and a 90-minute full-duration discharge test annually per code, with a written record retained for the fire official.

What is the 90-minute test and why does it matter?

It runs each unit on battery for the full 90 minutes the code requires. A unit can light up for 30 seconds and still die twenty minutes into the annual test — the monthly test proves the lamp works, the annual test proves the battery does.

Why do exit signs fail so often?

They fail silently. Nothing on a panel reports a dead exit sign, so a building can go years believing it is covered. Units also get disconnected during lighting retrofits and tenant fit-outs — the fixture is still on the wall, just unpowered.

Can our own maintenance staff do the monthly test?

Yes, and it is a sensible thing to keep in house. We will set up the log sheet and show them what to record. The annual 90-minute test and the written record need a certified technician.
